Policies & Procedures

Booking Policy: To make a booking, guests must provide a valid credit card. Full payment is due at the time of booking unless otherwise agreed upon with the host.

Cancellation Policy: Guests may cancel their reservation and get a full refund if cancelled up to 14 days before check-in date, 50% refund if cancelled 7 days from check in date, and no refund if cancelled less than 7 days before check-in.

Check-in/Check-out Policy: Check-in is at 4:00 PM on the day of arrival, and check-out is at 11:00 AM on the day of departure. Early check-in and late check-out may be available upon request, subject to availability and additional fees.

Self Check-In Experience: Each Villa and Suite is equipped with smart locks for a seamless self check-in process.  Your unique code is provided to you in your booking confirmation email which will activate at your 4pm check-in time and 11am check-out time. 

Occupancy Policy: The maximum number of guests allowed in each rental is specified on the booking page.

Damages and Liability: Guests are responsible for any damage caused to the rental or its contents during their stay. The host reserves the right to charge guests for any damages or excessive cleaning required.

Smoking: Smoking is not permitted in the interior of the buildings.

Pet Policy: Pets are not allowed without prior approval from the host, and are only permitted in the Garden Villa.

Guest assumes full responsibility for the dog at all times while on the property

  • Dog remains on leash, outside of the unit, at all times. (regardless of great recall). Many of our guests have small children or they themselves are scared of dogs.

  • Dogs left unattended in the guest room must not bark, cause damage, or do anything to disturb other guests

  • In the event of excessive disturbance from whining/barking etc., host reserves the right to ask guest to remove dog from premises at any time

  • Guest will remain liable for any and all damage or harm caused by their dog to suite property, humans and outside property

  • Guest acknowledges that they are responsible for immediate pick up of their dogs waste and dispose of it in the provided dumpster in parking lot. Dog waste is not to be disposed of inside the property. A $50 fine will be charged to guest each time guest neglects to pick up after their dog

  • A maximum of two dogs per Garden Villa

Noise and Disturbance Policy: Guests are expected to respect the privacy and comfort of other guests and neighbors. Quiet hours are from 10pm to 7am. Loud music and parties are not allowed on the property.

Governing Law: These terms and conditions are governed by the laws of New Hampshire.

By making a booking, guests agree to these terms and conditions and any additional policies or rules specified by the host. The host reserves the right to modify these terms and conditions at any time without notice.
